Five important tips for first home buyers:

1. Choose a good quality area - resist the temptation is to go to areas where the land is cheapest. It is essential that you carefully consider the future value of your property, and in general, the better the location, the greater the future value of you home will be.
   
   
2. Smaller builders often offer better options – not all builders have big display villages, but that does not mean that they do not have excellent housing options. Always view a range of options before committing.
   
   
3. Consider the advantages of an “all in one purchase” package – there are significant advantages in buying a complete package, rather than having to select a display home and then make progress payments.
   
   
4. Don’t discount established property – there are many excellent, modern, beautifully presented homes for sale at any particular time; often at cheaper prices than building. The other advantage with an established house is that all the hard work, gardens, landscaping, etc, is usually completed. Make sure you consider this option before “jumping into” the building option.
   
   
5. Cost doesn’t always equal value – many people who build assume that money spent on their new house will automatically be returned in the value of the house on completion. This is often not the case. Look at the value of surrounding properties to gauge the average for the street. If the average house in the street is $300,000 and you spend $500,000, you are likely to have a long wait to get your money back.
